The neighborhood

Wonderland sits in East Austin’s MLK neighborhood – one of the city’s most well-established and genuinely local pockets. You’re about 4 miles from downtown, close to Mueller, and minutes from the airport. The East Austin food and bar scene is right at your doorstep. Micklethwait Craft Meats for some of the best BBQ in the city, Jacoby’s for ranch-to-table dinner on the Colorado River, Contigo for a great patio night, and Este for coastal Mexican that’s worth the wait. East 6th and Manor Road are both close for bars, coffee, and whatever else the group is into.

The space

Wonderland Unit B is loud, bright, and immediately fun. The living room sets the tone – record shelves line the walls with classic albums on display, there’s a record player on the credenza, and a “PUT YOUR RECORDS ON” sign that pretty much tells you everything you need to know about the vibe. The kitchen flows right into it, open and fully stocked, with a butcher block island and room for everyone to be in it at once.

Bedrooms

Three bedrooms sleeping 12.

The primary has a king bed and a sliding glass door that opens straight to the pool – one of the better wake-up situations you’ll find. It has its own ensuite with a glass-enclosed walk-in shower. The second bedroom fits 6 across 2 twin-over-full bunk beds – it’s a real room, designed and comfortable, not an afterthought. The third has 2 full beds, bright walls, and a calm, clean finish for whoever needs a quieter corner.

The Backyard

Step outside and you’ve got a full in-ground pool with floats included, 2 long picnic tables under teal umbrellas, ping pong, cornhole, bean bag lounges, and a gas grill. String lights run the perimeter and trees shade the whole yard. It’s set up for a full day outside without needing to go anywhere.

The Front Yard

Before you even get to the backyard, the front yard is already competing for your time. A full turf soccer field with goals on each end, balls included – and a grass pickleball set with paddles ready to go.

Guest access

Guests have full access to Unit B – the entire interior, the backyard, pool and front yard.

Unit A and it’s backyard are not included with this property.

Unit A and Unit B share a wall. We ask that guests be respectful of whoever may be staying next door and stick to Unit B and its designated outdoor spaces.

This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

House rules

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.

5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS – We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL – Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. BBQ GRILL – If you plan to use BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. PARKING – Parking is limited to 2 vehicles in the driveway of unit B. Do not park on the gravel or the turf, and do not park in unit A’s driveway. Free street parking is also available.

15. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
