This East Austin retreat was designed with the polish of a boutique hotel and the intimacy of a private residence. Inside, curated textures and thoughtful details create a calm backdrop, while the private indoor infrared sauna invites a ritual of restoration. Step outside and the atmosphere shifts – string-lit evenings in the hot tub, fireside conversations that linger past midnight, and open-air dining that turns every meal into an occasion.
Four bedrooms balance comfort with design. The primary suite features a king bed. A second room offers flexibility, with 2 twin beds that are pushed together to create one large king bed. Another queen bedroom provides understated elegance, while the wellness room blends function and escape with a queen bed alongside the sauna. Each queen bedroom has it’s own ensuite bathroom. Each space is finished with Smart TVs and plush bedding for indulgent rest.
The kitchen is designed for connection, opening onto two alfresco dining areas and a grill made for long evenings under the sky. Coffee stations throughout the home bring ease to mornings, while ultra-fast Google Fiber ensures everything from streaming to remote work flows without interruption.
Positioned ten minutes from both downtown and the airport, and surrounded by Austin’s most vibrant dining, music, and nightlife, the home is an ideal base for SXSW, ACL, or a weekend of discovery. More than a place to stay, it’s a crafted experience – equal parts energizing and restorative, grounded in Austin’s unique rhythm.
Guests have access to the entire home.
This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 9 PM no sound should carry beyond the property line in line with City of Austin regulations.

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE – Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS – Please inform the Host of any damages or broken items that noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.
5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS – We allow only 1 pet at a time at the property. Please clean up after your pets, in the house, backyard and front yard.
7. SMOKING – Smoking is not permitted inside the property. Any evidence of smoking in the property premises will incur an additional cleaning fee of $500.
8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins.
10. SECURITY – Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $500 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $1,000 fine and Guests will be held responsible for any related damages that occur.
12. PARKING – Guests may park in the driveway. Free street parking is also available.
13. SAUNA – To ensure a safe and relaxing experience for all guests:
– Swimsuits must be worn at all times—no nudity allowed
– Do not bring food, drinks, or personal items into the sauna
– Do not tamper with the sauna settings beyond basic use
– Limit your time inside and never use the sauna alone
– Sauna use is at your own risk—we are not responsible for injury from overuse or misuse
– Guests under 18 must be supervised by an adult
– Do not unplug, move, or alter the sauna in any way
– Guests are responsible for any damage to the sauna
– Please use the sauna responsibly and with care.
14. HOT TUB – The hot tub is for your relaxation, but please follow these guidelines:
• Remove and store the cover properly as outlined in the manual.
• Do not use the cover as a seat or table.
• Turn off all settings and close the cover securely after each use.
• No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
• Guests will be held responsible for any misuse or damage to the hot tub.
15. BBQ GRILL – If you plan to use either BBQ, please only do so if you are familiar with propane gas. If you need help or guidance please call management. This is to ensure your safety. The BBQ is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill, please ensure that the propane valve (for the grill with a propane tank) AND grill burners/knobs are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
16. FIRE PIT – Always remember to turn the propane tank off after each use.
17. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the the Host’s ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
18. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
