On the ground floor, the home opens into a relaxed living space that flows naturally into the kitchen – the visual centerpiece of the house. Beneath a skylight, powder-blue cabinetry and open shelving create a kitchen that feels equal parts functional and sculptural. Just beyond, the home transitions into a quieter corner where a dining table sits beside a dramatic floor-to-ceiling library wall and an architectural staircase. Large sliding glass doors open the entire space to the backyard.
Outside, the yard becomes its own gathering place with outdoor dining, a grill, games, and gym equipment – a setting made for long dinners, morning coffee, or an impromptu workout.
Both bedrooms are tucked on this level. The primary suite offers a queen bed and a spa-like ensuite with a soaking tub and walk-in shower, while the guest room features a twin XL over queen bunk.
Upstairs, the mood shifts. A vaulted lounge beneath warm cedar ceilings becomes the home’s social hideaway. Glass doors open directly to a balcony where a fire pit anchors the space – the kind of spot where evenings stretch longer than planned.
In total, the home sleeps up to 7 guests, with the upstairs lounge offering a queen sofa bed for additional space.
Guests have access to the entire home, including the backyard, rooftop balcony with fire pit, and all indoor living spaces.
Pets are welcome; however, this home is best suited for smaller dogs. We kindly ask that pets remain off the furniture and that guests clean up after their pet both inside and outside, including picking up waste in the yard.
This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

Prior to arrival, guests will receive a secure check-in link through our guest app. This includes a short-term rental agreement that outlines the same rules and expectations already disclosed in this listing.

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE – Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.
5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS – We allow only 1 pet at a time at the property. Please clean up after your pets, in the house, backyard and front yard.
7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.
8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.
10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. FIRE PIT – The indoor fireplace is for decorative use and should be handled with care. Do not move the glass screens on either side, and never place any items in or near the fireplace. Always ensure the fireplace is turned off when not in use, and never leave it unattended while lit. Guests will be held responsible for any damage caused by misuse.
12. BBQ GRILL & FIREPIT – If you plan to use BBQ or fire pit – please only do so if you are familiar with propane gas. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated, as is the fire pit in the table. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill and/or fire pit, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
13. EXERCISE EQUIPMENT – Use of the exercise equipment is at your own risk. Please use it with care.
14. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.
15. PARKING – Guests may park in the driveway. Free street parking is available.
16. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
17. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
