Downtown is a 10-minute drive, Austin-Bergstrom International Airport is 15 minutes away, and Zilker Park and Barton Springs are right in your backyard. Close enough to everything. The space

Mount Vernon Villa was designed to feel like a boutique hotel that someone actually lives in. Every room has a point of view. Every detail was chosen. Here’s what to expect.

๐Ÿก Inside the Villa
Ground Floor

The ground floor is a seamless flow from private gym to chef’s kitchen to living room – each space bleeding naturally into the next. The gym is fully equipped for a serious workout. The kitchen is built for a group – wide quartz island, professional appliances, and enough counter space to actually cook. The living room is the heart of it all – dark walls, exposed beams, a gold equestrian canvas that commands the room, and a green velvet sectional that’s as comfortable as it looks. Floor-to-ceiling windows frame the pool like a painting.

Bedrooms

Three bedrooms, three completely different personalities.
The primary suite earns its name. A botanical wallpapered vaulted ceiling, a burnt orange velvet king headboard, a daybed with trundle sleeping up to 2 additional guests, a private balcony overlooking the pool, a walk-in closet with a vanity nook, and an ensuite spa bath with a freestanding soaking tub. It’s the kind of room you check into and don’t want to leave.

Guest Bedroom 1 is bright and artistic – a queen bed and twin-over-twin bunk beneath soaring ceilings, anchored by a hand-drawn botanical mural that covers the entire feature wall. Sleeps up to 4.

Guest Bedroom 2 is the bunk room – but not like any bunk room you’ve seen. Two twin-over-twin bunk beds with trundles offering two additional twin beds beneath dramatic floor-to-ceiling windows, a sculptural cognac leather bench at the center, sleeping up to 6 in style.

Backyard

Step outside and the scale surprises you. A heated pool and hot tub anchor a warm wood deck lined with sun loungers. A pergola shades a dining table that seats 10+, gas grill ready, string lights overhead. On the side of the house, an outdoor cinema projects onto a white wall with 4 seats and 2 loungers. Late nights out here feel cinematic in the best way.

Front Yard

The front yard is its own scene – a fire pit circle with 8 Adirondack chairs gathered around an open flame, and a putting green for the group’s competitive side.

๐ŸŽฑ The Game Room

Villa guests have full access to the game room next door. Think less “game room,” more private lounge that happens to have a full-size pool table. Dark walls, a woven chandelier, green velvet and cognac leather seating, a flat screen TV, and a Marshall speaker. The kind of room that keeps the night going.

Guest access

When you book the Villa, you have full and private access to the main house, the game room located under the loft, the heated pool, hot tub, outdoor cinema, fire pit, and putting green.

Please note that the loft suite on the property is a separate listing and is occupied by other guests.

Mount Vernon Villa is nestled in a quiet residential neighborhood. We have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please be mindful of noise throughout the day – after 10 PM, no sound should carry beyond the property line in accordance with City of Austin regulations.

House rules

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.

5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS – We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.

7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL & HOT TUB – Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. BBQ GRILL – If you plan to use BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. FIRE PIT – The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

14. PUTTING GREEN – The putting green is designed for putting only – please do not use it as a driving range or hit balls with full swings. Please return all equipment after use and be mindful of the green’s surface to keep it in great shape for everyone.

15. PROJECTOR – The projector is provided for your enjoyment, but please handle it with care. The projector is not waterproof and must be brought inside after each use, along with the stand and remote. Never leave it outside overnight or unattended.

16. POOL TABLE – We ask that you use it with care and keep it in good condition. Please avoid sitting on the table or moving it from its current position. Please do not place any food or drinks on the table. Stains are very difficult and expensive to remove, and this will incur a fine.

17. GYM – Use all gym equipment at your own risk.
– Guests must be 18 years or older to use the gym.
– Always return equipment to its proper place after use.
– No food or glass containers are allowed in the gym.
– Please keep the area tidy and respectful for all guests.
– Guests will be held responsible for any damage caused by misuse.

18. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

19. PARKING – Parking is limited to 1 vehicle in the driveway. Free street parking is also available.

20. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

21. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
