Casa Tranquila sits in Austin’s trendy and leafy Holly neighborhood, one of the city’s most sought-after pockets where quiet residential streets meet some of the best food, music, and nightlife in town. Just minutes away is Lady Bird Lake and the Ann and Roy Butler Hike-and-Bike Trail, a favorite among locals for morning runs, scenic walks, paddleboarding, and kayaking with skyline views. Being this close to the lake means you’re steps away from one of Austin’s most iconic outdoor spaces. The home is also a short ride from Rainey Street, known for its lively collection of bungalow-style bars, patios, and restaurants that come alive in the evenings. Nearby East Austin is packed with some of the city’s most celebrated restaurants and cafés, including Launderette, Kemuri Tatsu-Ya, Justine’s Brasserie, and Joe’s Bakery. Coffee lovers will also find excellent local spots like Desnudo Coffee and Figure 8 Coffee close by. Downtown, the Austin Convention Center, and many of the city’s live music venues are all just minutes away, making it easy to explore Austin’s culture, food scene, and nightlife while returning to a peaceful neighborhood retreat at the end of the night.

The space

Casa Tranquila was designed around a simple idea: slow down. Warm oak and cool concrete run through every room, met by clay and terracotta tones that never feel loud – clean, minimalist lines with just enough texture to feel grounded. Nothing here is trying to impress you. It’s built to hand you a good book, a cocktail, or a hand of cards, and let the day set its own pace.

Where You’ll Sleep

Upstairs, the primary suite holds a king bed, a private desk, and a walk-in closet – plus an ensuite bathroom wrapped floor-to-ceiling in emerald green tile, with brass fixtures that catch the light like something out of a boutique hotel. It’s the kind of bathroom you linger in.

A queen bedroom leans into rust and textiles – terracotta lamps, a rust-striped jute rug, and a black dresser with brass pulls grounding the warmth. A third bedroom holds a full bed dressed in dusty blue and tan, with a mid-century walnut dresser and open pine shelving styled like a well-loved study. This room opens straight onto its own private patio through a glass-paned door – step outside for morning coffee without waking the rest of the house.

A second full bathroom, wrapped in bold coral tile, rounds out the home.

Living, Kitchen & Dining

The main living area is anchored by a sectional and a rotating cast of folk-art prints – a cowboy in a wide-brimmed hat, a rider beneath the moon – giving the downstairs a sense of curated warmth rather than showroom polish. The kitchen continues the material story: warm oak cabinetry, a waterfall quartz island, black dome pendants overhead. A round dining table nearby seats 6, set just behind a slatted wood room divider that adds definition without closing the space off.

The Game Room

Painted a deep, moody green, the game room is where the pace of the day picks back up. A leather-topped poker table anchors one corner, foosball and darts round out the rest, and a pair of curved rust ottomans keep the seating loose and easy. A queen sleeper sofa means this room can double as a fourth sleeping space when you need it – with a TV and glass doors leading straight out to the pool.

Out Back

This is where Casa Tranquila really lives. A swimming pool anchors the yard, framed by a run of teak loungers and two oversized scalloped umbrellas that could’ve been pulled off a Mediterranean postcard. A fire pit, ringed with Adirondack chairs, waits for the sun to go down. In between: a covered dining table for 8, a proper BBQ, disc golf, ping pong, and cornhole – everything you need for an afternoon that drifts, without anyone having to plan it.

String lights run the length of the back fence, so the evening doesn’t have to end when the sun does.

This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

House rules

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.

5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS – Please clean up after your pets, in the house, backyard and front yard. Guests are responsible for pet safety around the pool. Do not allow you pets into the pool, or onto the furniture.

7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL – Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. BBQ GRILL – If you plan to use BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

13. FIRE PIT – The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

14. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a $500 fine and Guests will be held responsible for any related damages that occur.

15. PARKING – Park up to 2 cars in the driveway. Free street parking is also available.

16. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

17. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
