This home sits in East Austin’s MLK neighborhood – one of the city’s most well-established and genuinely local pockets. You’re about 4 miles from downtown, close to Mueller, and minutes from the airport. The East Austin food and bar scene is right at your doorstep. Micklethwait Craft Meats for some of the best BBQ in the city, Jacoby’s for ranch-to-table dinner on the Colorado River, Contigo for a great patio night, and Este for coastal Mexican that’s worth the wait. East 6th and Manor Road are both close for bars, coffee, and whatever else the group is into.

The space

Side by side, each with its own front door, its own kitchen, its own backyard – and yes, pets are welcome. Together you’ve got 6 bedrooms, 4 full bathrooms and 2 half baths, and room for 20 people to actually spread out.

The layouts mirror each other: downstairs you’ve got an open kitchen and living area with direct backyard access, a ground-floor primary bedroom with 2 queens and an ensuite, and a half bath. Upstairs, 2 more bedrooms – one king, one with 2 queens – and a shared full bath. Every unit has its own washer and dryer.

The interiors are anything but generic. Bold wall treatments, original art, sculptural lighting, and rich hardwood floors run throughout – each room doing its own thing while the whole place holds together. The kitchens have everything you need for home-cooked meals.

Step outside and each home has its own backyard with a gas grill, fire pit, and seating. Two separate spaces to cook out, wind down, or just enjoy an East Austin evening under the trees.

Guests have full access to both homes, including all outdoor areas.

Please note: the backyards are not fully fenced in – do not let your pet off-leash as they can escape.

This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

House rules

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.

5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS – Please clean up after your pets, in the house, backyard and front yard. An additional fee will be charged if you fail to do so.

7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. BBQ GRILLS – If you plan to use either BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grills are in the backyards and are propane gas operated. We ask that Guests clean up the grills after each use, including pouring out the drip pans. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grills, please ensure that the propane valves AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

12. FIRE PITS – The fire pits should be used responsibly at all times. Never leave them unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

13. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

15. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
