This home sits in East Austin’s MLK neighborhood – one of the city’s most well-established and genuinely local pockets. You’re about 4 miles from downtown, close to Mueller, and minutes from the airport. The East Austin food and bar scene is right at your doorstep. Micklethwait Craft Meats for some of the best BBQ in the city, Jacoby’s for ranch-to-table dinner on the Colorado River, Contigo for a great patio night, and Este for coastal Mexican that’s worth the wait. East 6th and Manor Road are both close for bars, coffee, and whatever else the group is into.

The space

Unit B is a 3-bedroom, 2.5-bath home sleeping up to 10 – with its own entrance, kitchen, living area, and backyard.

The ground floor sets the tone immediately. The living room is centered around a dramatic red tray ceiling, fluffy globe pendants, and an eclectic mix of art – Asian-inspired photography, neon signs, cherry blossom branches, and a Buddha bust that somehow all works together. The kitchen is fully equipped with a large center island that seats 4, gas range, stainless appliances, and teal subway tile throughout.

Also on the ground floor: a primary bedroom with 2 queen beds and a private ensuite bathroom, plus a half bath off the main living area.

Upstairs you’ll find 2 more bedrooms – one king with a painted ceiling accent and tree views on 2 sides, one with 2 queens dressed in a retro red-stripe theme with cassette tape and camera art. A shared full bath and in-unit washer and dryer round it out.

Out back, a gravel patio sits under a covered wood-ceiling overhang with a fire pit and seating.

Guest access

Guests have full access to Unit B and its backyard. Unit A, Unit A’s backyard, driveway, and garage are not included and should not be accessed.

Please note: the backyard is not fully fenced in – do not let your pet off-leash as they can escape.

This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

House rules

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.

5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS – Please clean up after your pets, in the house, backyard and front yard. An additional fee will be charged if you fail to do so.

7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. BBQ GRILL – If you plan to use the BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyards and are propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pans. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valves AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

12. FIRE PIT – The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.

13. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

15. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
