The neighborhood

Onyx & Oak sits in Govalle, one of East Austin’s quieter, still-evolving pockets, tucked among mature oak trees. It’s close enough to the action to feel connected, far enough removed to feel like a retreat. Walk or bike to some of East Austin’s best coffee shops, taco trailers, and neighborhood bars along Springdale and Airport. The Boggy Creek Greenbelt and Govalle Park are minutes away for a morning run or an afternoon outside. Downtown Austin, the East 6th Street bar scene, and Lady Bird Lake are all a quick rideshare away – close enough for a night out, far enough that you’ll sleep well when you get back. Govalle strikes a balance a lot of East Austin has lost: still a little rough around the edges, still full of character, and increasingly home to some of the neighborhood’s best new food and drink.

The space

The home sits on a quiet street in East Austin, wrapped in black board-and-batten siding with cedar accents at the entry. Step through the front door and the palette shifts – light oak cabinetry, warm neutral textiles, and a Scandinavian-modern calm that runs through every room.

The open-concept kitchen, dining, and living area anchors the home. A marble-look waterfall island seats six under two bronze dome pendants, with a wine fridge, induction cooktop, and a fully stocked hidden appliance pantry behind bi-fold cabinet doors. The living room’s oversized sectional faces a wall-mounted TV, with French doors opening straight onto the covered patio.

Twin Room

Two upholstered twin beds, a leaning ladder desk, and a full-length mirror. Windows look out over the side yard and covered porch.

King Suite

A four-poster king bed opens onto the backyard through French doors, with a sitting area and ensuite bath featuring a freestanding soaking tub and walk-in glass shower.

King Suite + Kitchenette

A second king suite with its own kitchenette – coffee maker, mini fridge, sink, and a small dining table – plus an ensuite bath with a walk-in shower. Ideal for guests who want a bit of separation from the main house.

The Backyard

This is where Onyx & Oak sets itself apart. A dining table seats 8 steps from the grill and a hanging egg chairs. Beyond it, a private hot tub, a fire pit ringed with Adirondack chairs, and a hammock strung between two trees. A dedicated turf lawn holds bocce ball, cornhole, life-size checkers, and Connect 4 – enough to keep a group entertained well past dark, when the string lights take over.

Guest access

Guests have access to the entire home.

This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 9 PM no sound should carry beyond the property line in line with City of Austin regulations.

👶 Children must be supervised at all times when using the hot tub

House rules

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE – Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS – Please inform the Host of any damages or broken items that noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.

5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS – We allow only 1 pet at a time at the property. Please clean up after your pets, in the house, backyard and front yard.

7. SMOKING – Smoking is not permitted inside the property. Any evidence of smoking in the property premises will incur an additional cleaning fee of $500.

8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins.

10. SECURITY – Guests must ensure that all doors and windows are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $500 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $1,000 fine and Guests will be held responsible for any related damages that occur.

12. PARKING – Guests may park in the driveway. Free street parking is also available.

13. HOT TUB – The hot tub is for your relaxation, but please follow these guidelines:
• Remove and store the cover properly as outlined in the manual.
• Do not use the cover as a seat or table.
• Turn off all settings and close the cover securely after each use.
• No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
• Guests will be held responsible for any misuse or damage to the hot tub.

14. BBQ GRILL – If you plan to use either BBQ, please only do so if you are familiar with propane gas. If you need help or guidance please call management. This is to ensure your safety. The BBQ is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.

When finished using the grill, please ensure that the propane valve (for the grill with a propane tank) AND grill burners/knobs are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.

15. FIRE PIT – Always remember to turn the propane tank off after each use.

16. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the the Host’s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

17. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
