๐ด THE BACKYARD
This is where the magic happens. Take a dip in the private pool, sink into the hot tub, or fire up the grill while the crew spreads out across the yard.
Shoot hoops on the basketball court. Sink a putt on the green. Toss cornhole. Gather round the gas fire pit as the string lights come on, or claim a hanging egg chair and watch the game at the covered outdoor bar.
The little ones get their own playground with a slide – and the whole space sits under shady oaks, fully fenced and private.
๐ธ THE GAME ROOM
The converted garage is a party all its own. Rack ’em up on the billiards table, battle through 3 classic arcades, then grab the mic for karaoke under the disco lights – there’s even a dress-up corner with hats and leis to get the whole crew in character.

4 bedrooms sleep your group in comfort, each with its own music-inspired design:
– Primary suite (upstairs) with a king + daybed, and a private ensuite bath
– Ground-floor bedroom with a king bed
– Guest bedroom (upstairs) with a queen
– Bunk room (upstairs) with 2 twin-over-twin bunk bed – great for kids or the rest of the crew
Two pull-out sofas (living room + game room) round out space for 15 guests total.

The fully equipped kitchen is ready for everything from coffee runs to group dinners, with a dedicated coffee bar to get the morning going. Gather around the dining table for 8 indoors, or take it outside to the covered patio dining and grill.
โจ THE DETAILS
Inside, it’s a love letter to Austin’s music scene – guitar wallpaper, vintage record art, a Willie portrait, and neon signs glowing in all the right places. Outside, the hand-painted “Aloha Austin” mural sets the tone. It’s playful, polished, and unlike anywhere else you’ll stay.
Guests have access to the entire home, backyard & amenities.
This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.
5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS – We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.
7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.
8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.
10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. POOL – Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.
Please keep all glass and food away from the pool, and clean up after yourselves.
Please keep noise levels to a reasonable level to respect our neighbors.
Do not tamper with pool equipment or attempt to adjust pool settings.
If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.
12. HOT TUB – The hot tub is for your relaxation, but please follow these guidelines:
– Remove and store the cover properly as outlined in the manual.
– Do not use the cover as a seat or table.
– Turn off all settings and close the cover securely after each use.
– No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
– Guests will be held responsible for any misuse or damage to the hot tub.
13. BBQ GRILL – If you plan to use BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
14. FIRE PIT – The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.
15. BASKETBALL COURT – No hanging on the rim. Do not adjust the hoop height. Toss the balls back in the cart when you’re done. We’re on a quiet street, so please keep late-night play to a minimum.
16. PUTTING GREEN – The putting green is designed for putting only – please do not use it as a driving range or hit balls with full swings. Please return all equipment after use and be mindful of the green’s surface to keep it in great shape for everyone.
17. PLAYGROUND – Children must be supervised at all times while using the playground. The equipment should be used only as intended, with no rough play or overcrowding. Playground use is at your own risk, and we ask that guests do not allow use when surfaces are wet or slippery. Please help us keep the playground safe and enjoyable for everyone by following these guidelines.
18. We ask that you use it with care and keep it in good condition. Please avoid sitting on the table or moving it from its current position. Please do not place any food or drinks on the table. Stains are very difficult and expensive to remove, and this will incur a fine.
19. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.
20. PARKING – Park up to 2 cars in the driveway. Do not park on the grass. No more than 2 additional cars in the cul-de-sac.
21. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
22. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
