Welcome to the Western Tailgate – a navy bungalow with burnt-orange soul, planted just blocks from UT and built for game days, gatherings, and the whole crew.
The open-concept living, dining, and kitchen is where everyone lands. Sink into the oversized sectional, gather for a game at the long dining table, or pull up a stool at the island while the cook works a fully stocked kitchen. Live-edge wood, deep green walls, and Longhorn touches throughout set the tone: spirited, social, and unmistakably Austin.
5 bedrooms sleep 15, each with its own Texas character:
– Bedroom 1 (Primary): King bed + private ensuite
– Bedroom 2: Queen bed, lit up by glowing marquee cowboy boots
– Bedroom 3: Queen bed
– Bedroom 4: 2 Full/double beds
– Bedroom 5: Queen-over-queen bunk + twin trundle, plus a desk for anyone working remote
3 full bathrooms keep the mornings moving – the primary ensuite plus two guest baths with tub/shower combos.
Down the hall, the arcade nook is pure fun: two classic stand-up arcades, wall-mounted board games, and a spot to pull up and play.
Out back is the real MVP. Soak in the hot tub under the string lights, circle up around the gas fire pit in a ring of burnt-orange Adirondacks, fire up the grill at the big outdoor table, and settle the score on the bocce ball court or the cornhole boards – all under a canopy of mature shade trees and fully fenced for privacy. There’s even an outdoor TV for the pre-game.
Game-day weekend, graduation, or a big family trip – the Western Tailgate is your home base.
Guests have the entire home and backyard.
This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

Our goal is to provide a great stay while also respecting our neighbors and keeping everyone safe.
Prior to arrival, guests will receive a secure check-in link through our guest app. This includes a short-term rental agreement that outlines the same rules and expectations already disclosed in this listing.

Bocce ball
1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.
5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS – We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.
7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.
8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.
10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. HOT TUB – The hot tub is for your relaxation, but please follow these guidelines:
– Remove and store the cover properly as outlined in the manual.
– Do not use the cover as a seat or table.
– Turn off all settings and close the cover securely after each use.
– No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
– Guests will be held responsible for any misuse or damage to the hot tub.
12. BBQ GRILL – If you plan to use BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
13. FIRE PIT – The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.
14. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.
15. PARKING – Guests can park in the driveway, pulling in up to the wooden gate. Please do not block the part of the driveway where it curves toward the neighboring property – the neighbor shares that access and needs it kept clear to get in and out at all times. Additional free street parking is available out front.
16. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
17. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
