Wonderland Unit A has a moody, lived-in feel that hits the second you walk in. The living room and kitchen are one open space – dark, warm, and set up for a group. Plenty of seating, a fully stocked kitchen with a gas range, and barstool seating at the peninsula. It’s the kind of space where everyone ends up in the same room whether they planned to or not.

The primary is a king with its own ensuite – the bathroom alone is worth mentioning, covered floor to ceiling in bold black-and-white geometric tile. The queen room is bright and colorful with its own closet. The third bedroom has 2 full beds and a sliding glass door that opens straight to the backyard. The fourth is the bunk room: 2 twin-over-twin bunks, its own private ensuite with a glass shower, and more personality than most bunk rooms have any right to.
The Backyard
Out back there’s a hot tub tucked under the trees, a gas fire pit with seating all around it, a large sectional for lounging, cornhole, and a gas grill. String lights run the perimeter, the cedar fence keeps it fully private, and the mature trees overhead make it feel like its own little world.
Guests have full access to Unit A – the entire interior, the backyard, hot tub, fire pit, and BBQ grill.
The front yard turf field and Unit B’s backyard are not included with this property.
Unit A and Unit B share a wall. We ask that guests be respectful of whoever may be staying next door and stick to Unit A and its designated outdoor spaces.
This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

Our goal is to provide a great stay while also respecting our neighbors and keeping everyone safe.
Prior to arrival, guests will receive a secure check-in link through our guest app. This includes a short-term rental agreement that outlines the same rules and expectations already disclosed in this listing.

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.
5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS – We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.
7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.
8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.
10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. HOT TUB – The hot tub is for your relaxation, but please follow these guidelines:
– Remove and store the cover properly as outlined in the manual.
– Do not use the cover as a seat or table.
– Turn off all settings and close the cover securely after each use.
– No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
– Guests will be held responsible for any misuse or damage to the hot tub.
12. BBQ GRILL – If you plan to use BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
13. FIRE PIT – The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.
14. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.
14. PARKING – Parking is limited to 2 vehicles in the driveway of unit A. Do not park on the gravel or the turf, and do not park in unit B’s driveway. Free street parking is also available.
15. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
16. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
