Wonderland is two homes, side by side – each with its own front door and its own vibe. Inside they couldn’t be more different. Outside, a sliding gate between the yards opens up and suddenly it’s one giant playground.
Unit A
Unit A has a moody, designed feel the moment you walk in. The living room is dark and warm – navy walls and a layout that’s made for hanging out. The kitchen flows right into it, open and fully stocked, with barstool seating at the peninsula for the group that wants to stay close while someone cooks.
Bedrooms
Four bedrooms sleeping 12. The primary has a king bed, a private ensuite with bold geometric tile that covers every inch of the walls, and enough personality to make you forget you’re not in a boutique hotel. The queen room is warm and colorful with its own closet. The double room has two full beds and a sliding glass door that opens straight to the backyard. The bunk room fits 4 across two twin-over-twin bunks, has its own private ensuite glass shower.
Unit B
Unit B is louder, brighter, and immediately fun. The living room is built around music – record shelves line the walls with classic albums on display, there’s a record player on the credenza, and a “PUT YOUR RECORDS ON” sign that pretty much sets the tone for the whole stay. The kitchen is open and flows right into the living space – fully stocked with a butcher block island and room for everyone to be in it at once.
Bedrooms
Three bedrooms sleeping 12. The primary has a king bed and a sliding glass door that opens straight to the pool – one of the better wake-up situations you’ll find. It has its own ensuite with a glass-enclosed walk-in shower. The first guest bedroom fits 6 comfortably across two twin-over-full bunk beds, and the second has two full beds, bright walls, and a calm, clean finish – good for whoever needs a quieter corner.
The Backyards
Open the sliding gate and both yards connect into one big outdoor space. On Unit A’s side you’ve got the hot tub tucked under the trees, the fire pit with seating all around it, cornhole, and a gas grill. On Unit B’s side there’s the in-ground pool, two long picnic tables under big teal umbrellas, ping pong, more cornhole, bean bag lounges, and another gas grill. String lights run through both yards. It’s a lot of space and a lot to do – which is exactly the point.
The Front Yard
Before you even get to the backyards, Unit B’s front yard is already competing for your time. A turf field with soccer goals on each end, balls included – and a grass pickleball court set with paddles ready to go. It’s the kind of setup that makes you want to drop your bags and play before you even unpack.
Guests have full access to both units and all outdoor spaces – the backyards, the front yard turf field, and everything in between.
This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

1. CHECK IN /CHECK OUT – Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.
2. PARTIES AND EVENTS – We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.
3. NOISE – Please keep the noise level down throughout the day, but especially after 10 p.m. in accordance with the city bylaws and to not disturb the neighbors.
4. BROKEN ITEMS – Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest’s stay.
5. NEIGHBORS – Guests must notify the Host of any complaints from neighbors as soon as possible.
6. PETS – We do not allow pets or animals of any sort. Any evidence of pets or animals will be subject to an additional cleaning fee of $500.
7. SMOKING – Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.
8. VISITORS – Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.
9. GARBAGE AND RECYCLING – Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.
10. SECURITY – Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.
11. POOL – Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.
Please keep all glass and food away from the pool, and clean up after yourselves.
Please keep noise levels to a reasonable level to respect our neighbors.
Do not tamper with pool equipment or attempt to adjust pool settings.
If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.
12. HOT TUB – The hot tub is for your relaxation, but please follow these guidelines:
– Remove and store the cover properly as outlined in the manual.
– Do not use the cover as a seat or table.
– Turn off all settings and close the cover securely after each use.
– No food, drinks, or glassware are allowed in the hot tub to prevent damage or injury.
– Guests will be held responsible for any misuse or damage to the hot tub.
13. BBQ GRILL – If you plan to use BBQ – please only do so if you are familiar with propane gas grills. If you need help or guidance please call management. This is to ensure your safety. The BBQ grill is in the backyard and is propane gas operated. We ask that Guests clean up the grill after each use, including pouring out the drip pan. Failure to do so may incur a grill cleaning fee of $100.
When finished using the grill, please ensure that the propane valve AND grill burners are shut off. Failure to do so may damage the property and Guests will be held liable for any damage that result.
14. FIRE PIT – The fire pit should be used responsibly at all times. Never leave it unattended while in use. Always turn the propane off completely after use. Keep flammable items away from the flames, and do not place anything on top of the unit. Make sure it is fully off before heading in for the night.
15. FIREWORKS – The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.
16. PARKING – Parking is limited to 2 vehicles in each driveway. Do not park on the gravel or the turf. Free street parking is also available.
17. REPAIRS AND REPLACEMENTS – Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests’ stay. It is the Guests’ responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host’s ability.
The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)
*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.
18. TOILET – Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
